*Purchase financing runs from 90% to 100% of the purchase price depending on tier, with 100% of the renovation budget, capped by the lower of loan-to-cost and 70% to 75% of after-repair value. See Leverage by Experience below. The 70% advance structure is available on Texas properties only. Maximum advance and out-of-pocket requirements vary by property, borrower qualification, and program, and are subject to underwriting, appraisal or valuation, and lender approval.

How Our Process Works

A straightforward process designed to help investors move from opportunity to closing as efficiently as possible.

  1. Submit Your Deal — Provide the property address, purchase price, estimated repairs, after-repair value (ARV), intended exit strategy, and estimated FICO score.
  2. Receive a Loan Review — We will evaluate the project, preliminary leverage, borrower contribution, liquidity, and available financing structures.
  3. Complete Underwriting — Submit the required documentation and complete the appraisal or valuation, title review, insurance review, and final underwriting requirements.

Leverage by Experience

Advance rates are tiered. What a borrower qualifies for depends on completed project history and credit profile, not on the property alone. Every tier funds 100% of the renovation budget; what changes is how much of the purchase price is advanced and where the after-repair value cap sits.

Standard

Preferred — 720+ credit, 10+ flips in three years

Maximum — 720+ credit, 10+ flips with five in state, loan $800,000 or less

Both caps are applied and the lower one governs. A borrower at the Maximum tier brings closing costs and required reserves rather than a down payment, which is what makes it possible to compete against cash on an acquisition. Verification of completed project history is part of underwriting on the Preferred and Maximum tiers.

Advance rates shown are program maximums, subject to underwriting, appraisal, title, property eligibility and program availability. Not a commitment to lend. Business-purpose lending only.

Frequently Asked Questions

What is fix-and-flip bridge financing?

Fix-and-flip bridge financing is short-term capital for real estate investors purchasing and rehabbing single-family or small multifamily investment properties. ACP Lending structures these as interest-only financing with 12–24 month terms, available to individual or LLC borrowers.

How much financing can I get for a fix-and-flip deal?

ACP Lending offers up to 100% purchase financing and up to 100% renovation financing. The purchase advance is tiered by completed project history, starting at 90% and moving to 95% and then 100%, and both are capped by the lower of loan-to-cost and 70% to 75% of after-repair value, so whichever of those comes in tighter is what sizes the deal.

For Texas properties, a 70% advance structure is also available. When the purchase price, renovation budget, and closing costs all fit within that 70% of after-repair value, the deal may close with nothing out of pocket.

All figures are subject to underwriting, appraisal or valuation, and lender approval.

How fast can fix-and-flip financing close with ACP Lending?

ACP Lending offers expedited closings and nationwide lending programs. Exact timelines depend on appraisal or valuation, title, insurance, and documentation turnaround.

What information do I need to submit to get a loan review?

ACP Lending asks for the property address, purchase price, estimated repairs, after-repair value (ARV), intended exit strategy, and an estimated FICO score to provide a preliminary loan review.

Can I borrow through an LLC for fix-and-flip financing?

Yes. ACP Lending's fix-and-flip bridge financing is available to both individual and LLC borrowers.
